Kind of a bummer Furnished Finder charges $100 p month though...just to list a property, whereas Airbnb, Craigslist, everywhere else it's free...

Were you able to get started on your ADU? I have a 1,200 sq ft fully approved one and I'm starting to get quotes on the different components, i.e. foundation, framing, etc.

Hi Lisa! Wow this is some accountability, I am STILL working on it. Some delays on who I chose to work with and on my end. I had a unique situation where the property has two driveways (called non conforming) meaning the city wanted me to terminate one, and widen the other. This was going to add $30-40k to the project cost. So I waited hoping new laws would improve and allow me to keep it and they have. The city can no longer force you to correct a non confirming (and not relevant to the ADU) to issue a new permit.

So, we are in the process of changing the design to allow both driveways to stay. Its a big pain in the butt but it saves a ton of money on construction and adds so much value as I'll have two structures and two separate driveways. 

One other  thing to note, the costs are insane these days. Get ready to pay $$$$$$

Oh man, sorry to hear you had to wait but glad that it was worth the wait! Perhaps in 2023 there will be even more supportive rules re ADUs.

Please do. Is it Ema btw? I’m looking for more of just like an individual person / not a firm. With Ema, it didn’t work because she couldn’t provide a basic pricing estimate without running it past a handful of others. Looking to just work one on one with a single designer / architect at this stage. Have several quotes from individuals like this but still doing more research. Please send along your referral- thx!

Also, SnapADU already has strong brand
recognition. Instead of turning away a ton of work, they should consider expanding. Different line of work, but that’s what I did with my business when faced with this choice 😉

Hi there - I bought a SFH in Oceanside (1700 sq feet on a ~7000 sq ft lot) recently and am planning to build an attached JADU (garage conversion + possible extension) & then later an attached or detached, larger ADU (accessory dwelling unit / granny flat / casita) in the backyard. I plan to rent out most units to pay off the mortgage faster + eventually have passive income. Please lmk if you have any suggestions for affordable designers and contractors. At this moment I'm planning to be the owner builder as I'm fairly good at managing third parties; to save on costs; to learn more; & because I only work 20 hours a week anyhow due to having a lot of passive income from my day to day business in marketing, so I have a more open schedule to manage the builds. As context, I know owner builders who have done ADU garage conversions in CA for $40k. Looking to minimize costs without sacrificing quality to improve ROI. In my experience so far, Maxable was not very helpful. Wouldn’t even speak with me when I was in escrow trying to plan for the immediate build. Every single other designer & builder went out of their way to chat with me in advance except for Maxable. Was pretty disappointed.

I have notice a few contractors begin to brand themselves as ADU experts. It's too early to give any of them a strong referral. There is one I like a lot on a personal level, and he is the one who casually said $250/sqft.

I also just reached out to a client who just completed an addition. He is a bargain hunter, and ended up using someone I didn't refer. They finally got the job done at $230/sqft. But 8 weeks late. Therefore, he wouldn't recommend them. I share as something to think about. 

Who did they use? And can you recommend any?
