Recs for ADU designers & builders in San Diego

Hi there - I bought a SFH in Oceanside (1700 sq feet on a ~7000 sq ft lot) recently and am planning to build an attached JADU (garage conversion + possible extension) & then later an attached or detached, larger ADU (accessory dwelling unit / granny flat / casita) in the backyard. I plan to rent out most units to pay off the mortgage faster + eventually have passive income. Please lmk if you have any suggestions for affordable designers and contractors. At this moment I'm planning to be the owner builder as I'm fairly good at managing third parties; to save on costs; to learn more; & because I only work 20 hours a week anyhow due to having a lot of passive income from my day to day business in marketing, so I have a more open schedule to manage the builds. As context, I know owner builders who have done ADU garage conversions in CA for $40k. Looking to minimize costs without sacrificing quality to improve ROI.
