I refinanced House A to get $$ to buy House B. Total Loan amount was $375K, I owed $88K on House A and now have $287K to buy House B. Since House A is covering the entire new mortgage payment should I exclude any mortgage amount when doing my analysis for House B which I have not yet purchased? Or, should I include a percentage of the mortgage amount toward House B?
Any thoughts from experienced investors would be appreciated.

Aloha, I was in the process of doing my first short sale here in Hawaii. Bank approved it for $399K. Owner paid $549K in 2004. I offered $345K. The house and detached cottage bring in $2800 rent per month. (Does this sound like a decent deal?)
Just got word back that the seller's attorney recommended he NOT go through with the short sale but let it go to foreclosure instead. Can someone explain to me why that is a better option for a seller? I can't understand the logic of this.

Has Anyone found a RE Anyalyzer that works with Mac computers? Most of the ones I download don't work with my system.

The property adjacent to my rental has been abandoned for 8 months. I contacted the owner and found out that he owes $650K on a the property which is worth $350K. The house needs a lot of work and I would be interested in it for $250K. He filed Chapter 7 1 month ago.
He can no longer afford the $4100 payments per month on an ARM mortgage.
Can anyone see a creative solution to this that would work for me and for him? Does Chapter 7 absolve you from your mortgage?

I'm a beginner investor and have been looking at different systems to help me get started. There's so many of them available that automate searching. I've looked at Phil Grove's Re-volution, MLS Gorilla, and several others. Is anyone using a system they like that's worth the money? Thanks, Lisa
