I am looking for an HVAC contractor willing to work in Farmington, Maine. Any recommendations would be greatly appreciated! One of my units isn't getting adequate heat to two rooms in the apartment. It currently has a Rinnai heater in the living room. One option would be to add another Rinnai unit in the kitchen, but I'd love find someone with the knowledge and experience to evaluate the entire heating situation for the building and work out a long term plan for improvements.

@Dale Dickey Thanks for looking that up! Sorry if I was ambiguous. I'm the property owner trying to make sure I give the tenants proper notice.

I am getting ready to have all of my tenants sign a new lease, as the old one is up and they are now technically month-to-month. I just saw that Maine requires a 45-day notice before a rent increase can go into effect. I'm assuming that means I need to send a letter to the tenants informing them that we will be raising the rent and then have the new lease take effect at that 45-day mark in the future. Does anyone have experience with this in Maine? Am I interpreting this correctly?

Going forward, I'm assuming that each year I'll need to send a notice 2 months before the end of the lease informing them of a rent increase.

    @Cory Binsfield Thanks! I appreciate the insight into your thought process. I feel like that's one of the great strengths of BP. We can all get a better understanding of the many ways a similar situation can be approached. I've got a couple of scenarios worked out in my head to help guide which choice to make under different contingencies. Now it's a matter of seeing how things work out. For me, there are certain criteria that would make it worth selling, but if a refinance came in with a big enough chunk of equity available to cash out, that would be the way to go.

    @Ed Emmons Good point. The building is in central Maine. I would probably 1031 it if the proceeds justified the expense and effort. Either way, I would use the cash from the sale to invest in a bigger property.

    @Michael Picher Sounds good. If I decide to sell it will be in the spring after I finish the current renovations. The property is in Farmington in central Maine. It's about half a mile from the University of Maine Farmington campus. Let me know if you're interested in any more details.
