@Account Closed Thanks for the abrupt feedback but I wasn't pitching anything in that post. I have been personally asked many times since coming into this market what the hard numbers are, and just wanted to share incase there were other curious first time or even seasoned investors. 

I thought it would be relevant to provide that Austin's growth rate exceeds any other major city, and can provide links and sources to support it.

Doing research today since the question keeps arising, "Yes we all know Austin is growing, but by how much, what are the official stats?" 

Austin, the capital of Texas and the 11th largest city in the United States, is also the 3rd largest state capital. The population of Austin in 2016 is estimated at 931,830, which is an increase of more than 3% over the last census in 2010.

Austin's 2016 population is estimated at 931,830, but its 5-county metropolitan area has an estimated population of over 2 million. Austin has a population density of 3,358.32 people per square mile (1,296.65/square kilometer), so there is definitely room to grow.

Austin is one of the fastest-growing cities in the country now, with a population growth rate of almost 3%.Which is to say, no other major city even came close to Austin's pace of expansion, much as has been the case ever since the recession ended.

Here is an article with a compiled list of the top 10 neighborhoods in 2016 in Austin, TX. This is an important piece of information to all investors who are seeking what neighborhoods have the top rated school districts, attractions, and best areas for growth and potential overall. This list was created by first looking at the assessments conducted by GreatSchools.com, a non-profit organization that profiles preK-12 schools along with reviews from parents. Using the GreatSchools data as a starting point, then focusing on those schools that rated 8 or better on a scale of 1-10.


  1. Milwood — This neighborhood tops my list for several reasons. First, this is the area that I anticipate will see the highest rate of appreciation in the coming year. (You can read more about my picks for high appreciating neighborhoods here.) I also picked Milwood because of its close proximity to the Domain, which many say will become Austin’s second downtown. Plus, the area is still relatively affordable (as in low 200s to 400s). The average home in Milwood last year was a 3/2 with about 1700 square feet of living space.Milwood speaks for itself when it comes to why it would be rated the #1 neighborhood in Austin.
