You are in the right place. BP is a safe, educational place to learn and make connections. I especially recommend the free podcasts. I always learn something.
That said there is nothing like meeting other investors face-to-face and hearing what they have done. If you haven't already, check out your local REIA (real estate investors association) and meetup groups for real estate near you. Then go meet people. After a while you will see who are the dealmakers - the ones making a living at this - and see what you can learn from them.
People have different opinions about "gurus" and professional courses. I, personally, have gotten a lot out of several different weekend seminars offered by my REIA. Of course it usually ends in soft (or not-so-soft) pitch for the expensive mentoring or seminar, but for $90 or so for a weekend, I learn a lot.
As far as finding deals, once you've made the connections - in person or here on BP - and have an idea of what you want to do (and what not to do) you'll be more prepared to take advantage of a good deal when you come across it.
So, in summary, get out there, meet people, learn, listen, ask questions, make connections, and welcome! It's a crazy, but amazing, community!
