Hi Keon -

You are in the right place.  BP is a safe, educational place to learn and make connections.  I especially recommend the free podcasts.  I always learn something.

That said there is nothing like meeting other investors face-to-face and hearing what they have done. If you haven't already, check out your local REIA (real estate investors association) and meetup groups for real estate near you. Then go meet people. After a while you will see who are the dealmakers - the ones making a living at this - and see what you can learn from them.

People have different opinions about "gurus" and professional courses. I, personally, have gotten a lot out of several different weekend seminars offered by my REIA. Of course it usually ends in soft (or not-so-soft) pitch for the expensive mentoring or seminar, but for $90 or so for a weekend, I learn a lot.

As far as finding deals, once you've made the connections - in person or here on BP - and have an idea of what you want to do (and what not to do) you'll be more prepared to take advantage of a good deal when you come across it. 

So, in summary, get out there, meet people, learn, listen, ask questions, make connections, and welcome!  It's a crazy, but amazing, community!

In my experience most if not all turnkey properties require you to get your own financing.  In our case we use private money/hard money to perform the rehabs so unfortunately can't offer owner-financing to our buyers as the money we are paying is too expensive to make it financially feasible for the buyer as the interest eats away a large portion of the rental income.  

Have you considered partnering up with a US investor who is boots-on-the ground and has the ability to get the mortgage (good credit, American citizen), but doesn't have the downpayment funds (which you would provide)?  You'd have to have very good legal documents in place to ensure you and your funds are protected, and I wouldn't suggest creating a partnership with just anyone - you'd need to vet them very carefully - but it could be an option.

@EddieTsang This is the first time I've heard much about franchises, and I'm curious how funding works.  Do they provide funding for you to buy the property, or is it a lease?

As far as suggestions for what to put on the site, as the mother of a teenage daughter I can tell you most of her disposable income goes to Starbucks, smoothie drink places, and any inexpensive restaurants where she and her friends can sit, gab and eat, for a long time for not a lot of money.
