I have been thinking about how to reply to your "Yikes" response. First, thank you for responding to our advertisement for the 2 Day Investment Real Estate Class. I can see how the initial reaction to the cost of the class might be a “yikes” or “wow” moment.
Investors are used to getting free information. Attend a free class here or a webinar there. I know, I have participated in quite a few of them myself. I get exactly what I paid for, nothing. No local information that will help me buy or sell. No information on finding and analyzing properties. No assistance in estimating costs to repair a home, or to find out what the home will be worth after I put money into it. No assistance on what needs to be done to improve the value of a home. I even went to a class where the instructor said that one of his students made $70,000 by flipping a house and the only work that was done at the home was carpet and paint. (Seriously, I want that appraiser’s number.)
These free introductory “get rich quick classes” promise unattainable results. I watched as many attendees lined up to pay thousands of dollars in “tuition” to a national company for a three-day class that will then spend time promoting another program that started at $18,000. Talk about a “yikes” moment.
As a Realtor, I have been hired to manage a lot of investment property in the Twin Cities. Unfortunately, we run into a lot of investors that made a poor purchase. We take over these underperforming properties and do our best to find great tenants, bring rents up to the neighborhood standard and bring stability. But, sometimes we still must give the owner the bad news, that despite our best efforts, their property will never perform as promised. This is completely frustrating because these investors are not likely to dip their toes into the investment real estate pond again. Instead of making money, they are losing money. You can understand their response when we suggest buying a good, strong, property to carry the poor one…crickets.
We have spent time, one on one, with many investors as they prepare to get financing in order and start purchasing. It is clear from these detailed conversations that there are a ton of questions that many people have. This class is designed to answer those common questions and give the investor a knowledge base from which to operate.
