I read Taylor's reply and want to add some additional thoughts ... are any of the tenants currently behind in their rent and/or known to be employment impacted by the virus? You cannot even file an UD at this time and who knows how long the courts will be backed up when they resume filings. What if the current tenants don't pay or leave and you therefore cannot do any major renovations?

@Dave Spooner one other thing - I don't want anyone to be able to apply online as I always meet my potential tenants prior to any application offer. I'd like to be able to provide tenant name/email to screening company or provide screening company info to potential tenant directly.

@Dave Spooner I'd like to find a company that will handle application (& tenant payment) and provide a complete background, credit, and eviction screening. I'd like to keep cost below $40 ... any thoughts? I'd Googled yesterday but was overwhelmed with all of the choices. Thank you for your help!

 Looking for your opinion ... I've been using the same background/credit screening company for years and it's time to end the relationship. I'd like to have complete criminal history (county level), eviction, and complete credit screening; employment verification is not important as I will pull that from application and call myself. What company do you use and what's your average report(s) cost? Thank you in advance for your insight :)

Do you know if he's receiving unemployment? Does he have any other lease violations?
