Pavel - from those 3 I like the first one the most. Being able to sit more people in the kitchen island will be appealing to potential buyers. I think it also looks the richest from the 3 options.

I read this and then looked up your recent posts to see what you do as I also buy properties but on a smaller scale ( a couple per year) and do renovations on places I buy in the area - Kenwood, Lowry Hill, Uptown ect.  I decided to respond as I also got a mailing from " On Time Contractors" (that may be your company)  saying they own the house at 1901 Penn like you've said in your post, and since I live in the neighborhood,  they were interested in buying my house-LOL.  I get a dozen unsolicited mailings a week because of my properties and just throw them out but since I saw your post I thought it was interesting timing.  We have some things in common especially the neighborhoods we seem to work in though I don't stray out of Minneapolis like you.  I'd be glad to stop over if you are going to be at your property this week to meet as we may have an opportunity in the future to do some business.  I'll send a connection and we can touch base offline.

Go crazy, one year we made cards for a Halloween party with things on them like "do the chicken dance, make an orgasm noise, take a shot, give someone a hickie" and we shuffled them up and handed them out at the door. the throughout the night you could give the card you were given to anyone at the party and they had to do whatever it said on it right then and there no matter where we were (you can also just put all the cards in a hat and make people draw them throughout the night since you're the birthday boy). Less crazy, get a party bus and go out for the night, just hop from venue to venue whenever you get bored, I am a big fan of acting like a kid. My wife and I will still go do adult laser tag with some friends. Its a blast once you have a little buzz going just know you are going to sweat your *** off so you will need a change of clothes. we usually do the go carts too. This is a great way to start the night off and it gets everyones blood pumping so you don't have people falling asleep on you halfway through the evening.

Calm, Find a nice spot and rent out a private room for dinner, see where the night takes you from there. Dueling piano bars are some of my favorite places to go with a group. They are interactive and a ton of fun. plus no one cares if you sing badly because so does everyone else. I don't know if they are in your area but definitely worth looking up.

If you use my idea you can keep your $100 just send me a picture of everyone having a good time with a thank you note.
