Hello BP community - Would appreciate any turnkey recommendations for Richmond, Fredericksburg, Norfolk, or any other VA towns that can generate positive cash flow (is that even possible these days)?

Dear BP Community - I live in Northern Virginia, and looking to invest in a SFH or MFH that can generate positive cash flow with strong rental demand. Anywhere as south as Richmond and as North as Baltimore would be fine. I have been away from news so not sure this is a good time to invest or not. I am a buy-and-hold type of a guy.

@Rusell Brazil -- I have found your previous notes helpful.  Wonder where you think I can focus on in PG County.  Looking for positive cash flow.  Doesn't need to have the same appreciation potential as Arlington, but still have positive potential in the future.

Dear BP community - 

I live in Northern Virginia and looking to invest in a rental property as south as Richmond, VA and as North as Baltimore, MD. Looking to buy something for about $200K with positive cash flow and potential for growth. With Amazon coming, Northern Virginia real estate prices are too crazy for a positive cash flow scenario, so I am trying to find something good on the fringes that is within 1 to 2 hours of me. I live in Springfield, VA. Where would you recommend.

Hello everyone - I am a real estate investor from the surburbs of Washington, DC and looking for buy-and-hold in Richmond, VA since it's only 1.5 hours from me. Looking for SFR in price range of $70-$90K, rent-to-price ratio of 1.2 or better, CAP of 8.5% or better. Are these numbers attainable in Richmond? If so, what areas would you recommend for buy-and-hold in Richmond? So far I have heard Chesterfield, Prince George, Chester, Petersburg, Hopewell, Colonial Heights. Any specific observations and recommendations would be appreciated. I like a "C+/B" neighborhood.

Thanks a lot, @Jamal Pitts  The property is 1743 N Peach St.

Also, what are your thoughts on E Mt Airy.  This is intersection of Chew and Montana St.  How do you contrast it with Overbrook as far as rental desirability, safety, etc.
