@Will Fraser Hi Will. There is a lot of development going on around Park City right now. I am a realtor in Park City and surrounding areas. I think the best opportunities are in the Jordanelle or Mayflower area. A new ski resort is going in that it close to both areas. I see the opportunity as long term appreciation. Please reach out to me if you have more questions.

@Sakib J. The single family homes in Park City do not meet the 1% rule. The median sales price of a single family home in Park City, UT is $1,800,000. Some of the surrounding areas are closer. The median sales price of a single family home increased 18.8% this year, so investors here rely on appreciation.

Investment Info:

Condo buy & hold investment.

Purchase price: $259,000
Cash invested: $55,000

Brand new 3 bed, 2 bath condo.

What made you interested in investing in this type of deal?

There are very few condos in the area, and very few 3 bed, 2 bath condos in Utah State under $300k.

How did you find this deal and how did you negotiate it?

Developer told our office.

How did you finance this deal?

Cash out refi on my primary home.

Lessons learned? Challenges?

Told an investor who bought 4.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I represented myself as an agent.
