Sure thing! 

Huntington Beach has some great small multi-family properties (2-4 units) but Long Beach is a great place to invest.  There's no rent control and the rental demand is very high.  That's where my husband and I invest currently and are looking for our next property.  

What kind of home and return would you be looking for?  Have you thought about house-hacking?

I would recommend getting your RE license and begin going to investor networking groups. You can gain knowledge and experience while earning a good living and you’re your own boss.

Hi Peter! It’s typically pretty difficult to “drive for dollars” in OC. You may find a couple of boarded up or obviously vacant homes, but there aren’t many out here. Some signs of a vacant home: -overgrown grass or weeds -piles of mail on porch or mailbox -boarded up windows What kind of real estate investing are you looking to get in to in OC?

Can anyone please direct my husband and I to the blog/website Brandon Turner mentioned on one of the podcasts that he used to incorporate his handwriting to be used as a font?  I've searched the blogs but cannot locate it.  I would greatly appreciate your help with this!!!

Also, if anyone has used this technique, how successful were you with this?   We plan on writing to a list of home owners that own multifamily properties free and clear in our local area.  We are trying to purchase our next investment property using seller financing and move into it and house-hack another property.

I have an investor client who is actively looking for a fourplex in LA or Long Beach up to $1.3 million. He is an FHA buyer and would be living in one unit and renting out the others. Inventory on the MLS is limited and the best deals are found and closed off-market.

Oh that's fantastic!  Yes with a family house-hacking can have it's challenges.  Buying out of state is a great goal to have; we have that goal as well.

@Jeremy Dube life with the new baby is amazing.  We have an even bigger "why" to continue investing now that we have a little family now. She's such a blessing to us.  

I understand the dilemma with refinancing out of a great rate. In the end, we just sold my husband's condo in Colorado Springs because it just made more sense to do that rather than refi to buy our triplex out here. I wish we could have kept it, but for this situation it worked better for us. We freed up his VA eligibility and we got an even better property.

What cities are you thinking about buying in?
