Hello brand new but I also have another deal this is a townhouse question. The seller has a beautiful townhouse all brick 3 bedroom, 2 bath, 2 car garage asking 36,000 well taking care of and only wants cash for it and I don’t want to use my money just want to go down the creative route. The problem is it is also located like right in the city street would this still be a good buy and how can I make a offer? I also have a lease option deal I am working on .

Yes I am brand new on BP and anxious to get started. I have a question about a mobile home deal. It’s a mobile home 3 bedroom, 1 bath, 4 car garage everything brand new and in great condition. Seller is asking 38,000 it was a 2009 when he purchased it and paid off. The problem is it is in a mobile park which is 190.00 a month. Seller says he is motivated but wants cash but he doesn’t want to lease option it due to problems down that road he said. How can I do a OPM without using my own money to do this deal?

I am new to this and I and working on 3 sellers but I want to buy realestate with no money down so if they want money to purchase how do I get around that?
