We're back and happy to meet with our existing network of investors and to invite first time real estate investor / entrepreneurs to come join us for a cup of coffee and informal discussion!

It's been a pleasure to host and meet many real estate investors, entrepreneurs, industry professionals and city staff / officials. Over the years, we've shifted meeting locations and covered many topics, learning from fantastic speakers, presenters and one another. This month, we're taking a break from the topic / speaker format, to encourage everyone (with time available) to come join us for an informal gathering. We're varying our corridor meeting locations (coffee shop / third space venues) for a change of scenery, java and geographical proximity (both north & south).

We've always been a nuts and bolts group, diving into the details of making a deal happen. This month, we'll be discussing your deal, or deal you want to make happen, regional and state news (inventory & new permit stats, trends in employment, finance & development regulations), plus any other topics of discussion that may come up. Some of the best information is shared informally, between those who show up. We've witnessed it, time and again!

Old Republic Title in NB is amazing! They have a whole list of counties they are licensed in besides Comal, including Bexar and Guadalupe. Naomi Flores is the escrow officer I’ve used for several deals. She and her team are fast, reliable, and communicate well. They even discount their escrow fees a little for developers and investors since they are often repeat customers. I really can’t say enough good about them!

Try posting an ad in the “gigs-creative” section of the local Craigslist looking for a photographer. I’ve had luck with this before.

I'm looking for someone in the North Western portion of North Carolina who is familiar with the Millers Creek / Glendale Springs area (Wilkes County). I've been in contact with the owner of a 33 acre parcel of vacant land in the Millers Creek, NC area. She is interested in selling, and I am considering buying to then re-sell later. However, I'm looking for the honest opinion of someone local who is familiar with that area. Although it's 33 acres, the road frontage is not very long, and from looking at Google Earth, it looks like the slope into the property from the road may be a bit steep. I'm concerned about whether or not it would be possible to build on the parcel or if it would be too expensive to do any necessary grading to get into the property.

@Dalton Checketts I have taken @Seth Williams’ REtipster course, so that’s the only one I can speak to from personal experience. I know someone who did Land Geek who thought it was not very well organized, but, again, I haven’t taken that one so can’t comment on it. 

I thought the REtipster course was very well organized and easy to follow. Seth is also pretty responsive to questions. A lot of the information in the course is also available on the blog for free, but the course does a good job of putting it all together in a good order and going into more detail. You also get a lot of templates (postcards, blind offers, purchase agreement, etc). Obviously, there are some things that are state specific, so you’ll want to be sure the templates work for your situation before using, but they are a really helpful starting point. 

As for actual results, I’ll preface it by saying that I’m doing land investing part time, so I’ve probably gone a bit slower than you could depending on how much time and other commitments you have. I have sent mailers to two counties. Got one property under contract, but it ultimately fell through due to title issues (a messy inheritance situation). I am currently under contract to buy another one, which should hopefully close soon. So, I haven’t yet gone through the full buy/sell process, but I am confident that what I’ve learned in the course has prepared me to get through the full transaction. The forum has also been really helpful.
