She is not going to be happy but if part of the process is to stay clear of an IRS audit, I guess it is not a risk work taking. Thanks for the input.

Thank you for your response. My daughter is in her first year as an agent and could really use the business. She is with a long established private firm so I am hoping when this process starts they will have knowledgeable people to help but I want to get ahead of the process a bit with issues that might come up. I have always found doing my own research first is best. The property I will be looking at is near a major university and would be a student rental. Thanks again for taking the time to respond. I understand that using a SDIRA account to purchase real estate means I can not live in the property, nor can an even remotely related relative, nor can a relative do any upkeep or repairs, but what about a family member being the realtor in the process of looking for and purchasing the property?
