Hi @Chris Eaker, I plan on wholesaling as is and if my numbers are correct with buying at 70 selling at 95 with a 15k rehab budget, I'm only giving myself 10k. Are my numbers not correct?

So I think I have my first deal and wanted to get BP's input on the deal. The ARV us 141,000, I plan to purchase at 70,000, the owner kept up with the house as it was a section 8 rental, so I don't anticipate to much for rehab, so I estimate rehab at 10 to 15k. I believe I can sell at 90-95k and a flipper can get close to 50k off the flip or a renter can use it as a rental, which is already section 8 approved for a market rent of around 950 to 1200 a month. I think this looks good, how does BP feel?

I want to get into wholesaling, I've done my research and have the knowledge, just not the hands on experience. My question, would it benefit me to work as a bird dog and get some hands experience and see the process and if so, anybody looking for a bird dog?

So I've started in wholesaling , I have my purchase agreements and assignments, located a title company and real estate attorney, found a couple properties to look into and now working on finding cash buyers. My only issue is I feel like without actually being hands on with a deal, I'll blow my first deal, lose money and deal a huge blow to my confidence, has anyone had this issue and how did you overcome it or get help?

My main goal in wholesaling is to use it as stepping stone into major parts of real estate investing, possibly as a side job once I really get deep into real estate investing
