I have a single level 3 bdrm, 1 ba single family home. Can be used as a great starter home, open layout. The house was used as section 8 housing so it can also be a great rental. The outside has new vinyl siding, the front and back porches and stairs may need a little work. The inside is very clean, nothing really needs to be done, just cosmetic work, interior painting, clean or replace carpet, maybe new appliances.

I'm thinking about buying a property, demoing it, replacing it with a modular home, and then flipping the home, does this make sense , or would it be better to just rehab. ARV for a simple rehab would be 135k, while a complete modular would be around 220k, but I also want to keep this project using as less of my money as possible.

Are there any real estate agents in the Hampton Roads area that works with wholesalers providing comps?

My question is this, I've check a variety of different sites to get comps and arv for a property, but I'm getting wild different amounts, some with a difference of 30k, is there any reliable data besides using mls and if not what am I looking for in mls?
