Hi Ben! 

I heard recently from a Realtor and lender that although you can be both you are unable to be a Realtor and MLO on a transaction of one property. Therefore, you would have to decide which role you would like to be but you cannot be both at once. Hope that makes sense! :)

The tenant just moved in this month and is on a year lease. 

Property rents for $525/mo. 

Yearly taxes approximately $450.

Property management company fee is 10% of the rent amount.

Unit 1 has a new tenant on a year lease paying $525/mo. Property is currently being professionally managed with 10% monthly management fee. Tenants pay own utilities! 

Other unit needs very light work such as painting, new front door frame, and flooring. Second unit can rent for $525/mo. as well if new owner can put in about 2k into the unit.

Seller recently changed his mind and decided not to rent the property as he rather sell vacant to allow buyers easy access to property for viewing, inspection, etc.

Hi @Tim Koger property is currently available for sell but vacant as seller prefers to sell vacant.
