as a newbie I think it could be helpful if bigger pockets had a wiki section with a definition and process of certain real estate terms and abbreviations for example: Land Trust, Short sales, Ect. What do you all think BP fam?

I Have been reading several books on wholesaling and I wanted to know how exactly can I go About utilizing a bail bondsman to find potential wholesale leads and if and how it would benifit them?

what is the best way to track down a vacant property owner? the county records shows that the mailing and home address is the same and clearly no one lives there I know of 4 homes in my area that are in this situation.

any wholesaling systems out there that provide the best basic how-tos?

Hello BP fam, 

I have been eying a property not far from an area that is experiencing a lot of re-vitalization.  Its has a code violation notice on the boarded up door.  the notice says unfit for human habitat.  I'm willing to bet it would be a full gutted rehab.  is there a general estamate of a full gut renovation on a 1 story home with 994 sq ft??

would these types of homes still appear on a list of leads? if not then how would I go about searching for properties where there is no actual living heir included in the will @Rick Harmon ?

If a homeowner never creates a will what happens to his/her home?

I don't see any public list on my city or county website that have code violation homes.  Where else would I be able to obtain these list??   Fire damaged homes included!

@Brett Russell thanks. With limited resources how would you recommend my wholesaling marketing other than buying my list and sending out yellow letters?  Hopefully my phone will ring any day now but I don't make enough at my 9-5 to really market how I want to.
