Derek, Definitely keep us updated, when do you start the program? I honestly wish they had a similar program here! I have met people that do all these things at REIA meetings-but to be able to have all their attention for 90 days would be amazing. My mentor charges me 350 dollar a month-I get to sit down with him for 2 hours every week-we go over deals/questions and sometimes he calls leads for me that have questions on our offers. At least every other Saturday we have a group meeting with all of his students and we work on our deals and see what everyone else is doing-which is cool! Also in 2 weeks I am going to a auction and my mentor is coming with me-its a absolute auction-so I'm hoping we can steal this house-we will see what happens. Almost every one in his program tried to go at it themselves before joining, they would do marketing, look for houses-but they just got stuck at structuring deals or knowing what to say to potential sellers.

And I have to agree with you Derek that while I love BP for the free info-no one is going to give me the time I need for all my questions-answer all my phone calls/texts/emails in a timely manner unless they have a vested interest in me being successful. Since I split deals with my mentor he does. Like I said I dont want one forever-because I feel like I have the motivation/drive and bull headedness to keep going even when things are tough-but I definitely need enough knowledge to be hands on. Some things he does have saved me countless hours of time and money-and at first I did not understand. But now when I step back and see the big picture I realize some leads are just not worth pursuing-when their is too many obstacles with them for a newbie to pursue!

I had been torn forever about having a mentor or not-I really do see both sides on it-but I do feel like if its a true mentor and not just a "guru" selling you some overpriced course-that is what I ultimately needed to get going! With me paying 350 a month for 8 hours of his individual time thats about 45 bucks a hour-plus all the free group meetings with him. I have learned so much stuff!

Derek, That sounds like a great program. To be assigned all those people to help is very creative-never heard of another guru doing this. When you say you get the first deal in 90 days-is this what they say or that they imply that you will? I am currently working with a mentor in the Columbus market, he is also over a local REIA group. Do I plan to stick with him forever? Absolutely not-as of now I am working with him and my dad-so any deals will have to be split 3 ways. However I do feel like I have learned a lot from him, and feel more confident in myself. I have been in his program almost 60 days, have made many offers-no deals yet. But as I continue to take massive action I know the deal will come.

whats the difference? Since I am assuming that people in probate are also inheriting properties?

I have heard that inheritance leads are really good. Are these these the same as probate leads or are they to separate things?

Hey guys thanks for the feedback. So Aaron, you sound like you do quite a bit with private lenders...how did you start out. Did you start out asking friends/family or targeting people in your area?

Curt his course was 1,000 dollars it also included 2 bootcamps. Have you used the curriculum from his course much? Such as the dvd he says you can hand out to others? Do you currently use many private lenders-if so how did you get started?

Hey I went to my local REIA meeting last week and Alan Cowgill was the guest speaker. He is one of the gurus out there about getting private money lenders. Just wondering how many have used his curriculum and what their results have been getting private money lenders?

So you sell houses from landlords who want to get out of the business? Or is it foreclosures? You havent had issues with showing the house to a end buyer with someone living in it?

Basic Question: IF you are a wholesaler, do you only put offers on vacant houses? Obviously if you are trying to flip it-people are going to stop by, and if someone is living in the house they could get in the way or possibly try to cut you the middelman/woman out.....

Michael I will forgive you for making fun of me! Ha ha-I know us newbie investors-theres lots of us on here with lots of questions!

When you say rethink my direct mail-what list do you feel works better than absentee home owners? Also not sure if its better to target out of state home owners? Most of mine are all from here too....

I know you work in the yellow letter business...so have you tweaked the letter yellow, or is it the list you use that makes this your only method, and your still successful?
