I was actually wondering if apartment owners would be willing to sell off-market like SFH owners. I do understand they benefit from Off-Market also. I see you are a syndicator could we possibly connect ? I work very hard and I would love to be able to bring you a deal potentially and learn the process while bringing value .

The one that I agree with in all manners is fraud risk, but that sort of gets to capital preservation too. 

You are in a good position as a wholesaler to be talking to a lot of people.  What are the sellers going to do with their money.  What are your buyers looking at and why.  Many times these same people either need a place to put their sale proceeds or on the investor side, they want more channels to invest capital.  Take these times to learn about their investment goals.  Then filter out the unrealistic ones, and you will start hearing what people in your sphere are looking for, and you need to match projects to those goals.  

I.e. someone looking for income will not go into a heavy redevelopment or ground up deal.  Someone looking for growth may not want a core, A+ asset. Not all investors want huge losses in year 1.  

But then, as Arn mentioned, you need to either convince these people you are smart enough to run the deal, or partner with someone else that can run the deal.  Particularly for a fairway value-add, you can sell the PMs experience, but still need to show that you know how to properly manage the team and understand the risks.


 Thank you Evan this makes a lot of sense . Finding LPs is sort of like finding buyers and of course you have to match their buying criteria. I see a lot of similarities in a way . I'll make sure I take this into consideration . Thanks for the response it was very helpful.

Thanks Chris that's helps a lot. I'm getting that I can find a deal and basically build a team with experienced investor .

That's one reason I would like to get into MF . I have an idea on how to find deals. Also I know I can scale up faster. As of right now , what market are you currently investing in ?

@Arn Cenedella Helps a lot . That’s my initial plan. I thought of creating a website and leveraging experienced team members also . But , I would like to hear from others so I can have a well thought out plan . Thanks for the feedback !

At the moment I am currently wholesaling and looking to transition to multi-family investing . Knowing that I am new to apartment investing , what is something that I could implement into my syndication that would encourage you to invest as a LP ?

What it be more so of the conversation we have ?

Would it be more so of my team members ?

 My partners and I are looking to invest into the Birmingham  market and acquire C+ complexes with value add opportunities. By chance, would any multifamily brokers like to connect ?
