Hi BP Family, 

I am thinking through a potential opportunity for a deal and I would like your insight on different ways to approach it. I'll give you some specifics.

Property:
 Building is 8855 Square Feet
 3-5 Acres of land
 Ideal for a small manufacturing company.
 Will require heavy cleanup and code updates

Financing:
Owner is looking to sell in the former of a Lease Purchase or Direct Sale.
Owner may be in position to Owner Finance.

Purchasing:
I have an interested buy who would like to pay a large down payment and then make monthly payments to finish the purchase over the next 5-7 years.

Me:
I would like to own a portion of the property also for equity reasons but I don't have any cash.

Question:
What are some fair and creative ways to approach this?

Getting leads now are done through paid subscription services that may be very expensive. If you have a great relationship with a fire chief, they may be able to help you out directly. They tend to want to stay anonymously and you may work out fee compensation for it.

If I buy a property in December, will I be able to claim the full depreciation on it for that year? Is there a timetable on how long I have to own it in order to claim this tax advantage?

I am looking to purchase a couple properties in an owner financed deal. The objective is the current owner wants to maintain monthly income for the next 10-15 years but he doesn't want the responsibility of maintaining the properties and the taxes. I'm not looking for income right away. What are some ideas that can be used to put the deal together?

Hi BP family,

I am curious to know if there is a market of buyers that buy properties that have been damaged due to fire? Once they are purchased, what do they normally do with them?
