*$450k W2 Income

*Need to offset about $125k of W2 income tax liability.

*What strategies could be used to approach this issue?

@Barry Pekin Thanks for your recommendations. Sorry for the late reply. I haven't been receiving alerts when people reply. I ended up using a company named GO Big. They are a mailer company that specializes in real estate investor mailing. Had. Good experience.

@Barry Pekin Thanks. I have since asked many questions about condition. 5/6 are currently rented. Don't think it will work well even as a turnkey opportunity. Pricing may be too close to retail price.

@Justin Reyes try going to flipman.com. He is based in Birmingham, AL, has about 300 plus videos on his website and YouTube about everytopic you can think of on wholesaling. It's all free and good stuff!

Hi BP, I have the below scenario and would like your insight.

What?: 5 Acre estate consisting of 4 lots and 2 houses. 100% paid off.

Challenge: Severely delinquent property taxes on all property.

Proposal: 60/40% (me 40) ownership in all properties in exchange for me bringing all taxes current, maintain grounds and pay all taxes going forward.

What items would you include in the purchase agreement/bill of sale?

@Brandon Ribeiro Since this is a house hack situation, you may be able to tap into one of the very few 100% financing options out there. Navy Federal Credit Union offers 1. Delta Community Credit Union offers 1. (I think) Regions Bank (Based in AL) offers 1. The interest rate is a little higher to compensate for it, but you will only have to cover closing costs. Good luck!
