The two markets you're evaluating offer very different returns and price points. They're not 'like' items. Boston area, even outer suburbs are 2x the price of Philly but offer very strong appreciation and solid demand for tenants. Philly is more affordable and a cash flow market so depending on your budget and timeline it might be better to focus on that market to get started in your investing.

Idk the models but each will be separately metered and you will need a fourth common meter also.

Likely you will need to do electrical heat pumps given new building codes. My current project is 4000 sf also with 3 units and it will be $52k for the HVAC (heat + cooling) for the property.

For 1% investments you'll be going closer to Worcester, Fitchburg, and other further markets bc the prices of your regional market is climbing. Its much more challenging for single family investing so consider living in a two fam to make yourself more comfortable or just buy an investment and stay in your home.

Cambridge Savings likely has some good options if you're already in the zip code. Try local banks and Credit Unions, they'll offer the best terms for you.

To prepare I would get a good understanding of what each partner can contribute to the purchase (cash/sweat equity) as well as the division of labor. It's good to have that honest conversation from the start and I'll be revealing to understand what your partner has to offer and vice versa. Apart from that, talk to a lender to see what you would qualify for so you can be prepared for the purchase when the time is right.
