Pay off the high interest loan and work on saving more funds for your next home. Once your debt goes down you can get an equity line of our the home and use some of those funds to scale.

You can try a local bank - East Cambridge does portfolio lending and can offer those 5% programs.

You're already starting in a great position with everything you've disclosed. 

If you'd like to stay in a metro area of Boston (30 minutes to downtown) then you're likely going to land at $600-800k for a single family in Boston and you can definitely househack with that strategy. Going with a multi you can buy two families for $700-900k within the same geographical area and $950-$1mm+ for three/four family homes. 

If your goal is just to househack and start with your first investment and are OK with a further Boston communicate you can go to markets such as Weymouth, Lowell, Framingham, where inventory is higher and you can find more reasonably priced homes for multis, that would be great for you to start your investing journey and not accumulate a large debt load from the get-go.

Totally reasonable as long as they're realistic homes that you have some sort of intention of buying. Agent do not have expectations that you're going to buy the first home you see and the many tours are part of the process. Just communicate that properly and you'll find the right investment in no time!

You can put into an LLC, a real estate attorney will be able to set this up for you but if possible, go with the pre-nup route, no matter how uncomfortable. Its just an insurance policy you do not want to use.

You'll need to be in an area that is zoned for Airbnb/Business Zone or owner occupied for this to work. Depending on location I know some MTR companies that might be able to take over your building. Lmk if you'd like an intro.

It technically will but without the REPS designation it would be fairly menial in benefit for you.
