Which companies have the best foreclosure lists, solid up to date, current information, and a good price point?

Foreclosure.com, Property Radar, RealtyTrac, County Records Research? Others? I am in Southern California.

Jerry and Ned Thanks for your response, I am wanting to initially gain general knowledge about tax lien investing, I am aware that each State has their own requirement. I am not sure of where or who to go to to learn more about this avenue of Real Estate investing.

I was at a seminar this past weekend and Tax Lien Buyers Club was featured I came very close to joining them, and now not so much, Thanks for all the great advise!

I am wanted to learn more about investing in Tax Liens, where is the best education on this subject, went to TaxLien BuyersClub meeting this weekend, sounds good they want about $1800 to join, but I am skeptical about a scam, any thoughts would be appreciated.

I am a REALTOR in So California and interested in focusing a good part of my business on REO's/BPO's and possibly Short Sales, is there training or course work about the in's and outs of working with REO's/BPO's/Shorts Sales that brings more credibility and allows me to broaden my knowledge base in these areas?

Hi Joe:

I goal is to work for the brokerage like any other agent and make money for the brokerage and myself, in addition I want to build my real estate investing business by continuing to pursue wholesaling, co-wholesaling, working with cash buyers, working with motivated sellers, fix and flips etc, this is not to say I want to keep all the proceeds to myself, I know there is still a learning curve I will go through and I am fine with that, I just want a reasonable split or possibly flat fee for deals I am involved with. I totally agree that I will want to have the opportunity to call on my broker for help when there is a question on a deal, or if there are legal aspects that I need to remain in compliance. There is a lot to learn and I am more than willing to do just that, learn! and still perform.

I live in Coto de Caza and so Mission Viejo is my backyard as I am sure you know, I would be very interested in sitting down, meeting you and chatting over coffee about joining your office.

My schedule is pretty open this week

I have a bit of a dilemna, I am a licensed Real Estate agent in California, in addition, I also perform real estate deals such as wholesaling, co-wholesaling, fix and flip etc, in an effort to build my own business and learn as much as possible about this career. I am in need of finding a Real Estate Brokerage in Southern California, Orange County area where I can hang my license and still pursue my investment deals. I obviously also plan to work as a every day agent, getting listings and selling or buying any deal that comes along for the brokerage. Most brokerages I have spoken with or interviewed with either will not allow me to continue with the investing under their brokerage, (that is just their policy) or want a large cut (25% or more) for each deal that I complete. 

Is there any brokerge out there in Southern Californnia, that would be great to work with and learn from?

Hi:

I want to see if I can re-ignite this thread from a year ago, I also have my agent license and I am in need of finding a Investor Friendly Brokerage where I can hang my license. I also am involved with wholesaling, co-wholesaling, fix and flip, transactions in an effort to build my business and learn as much as possible about this business. I am working out of the South Orange County area in Southern California, some of the brokerages I have interviewed with Coldwell Banker, and other smaller independents are asking for a sizable cut from each deal (ie 25%). Can any one offer suggestions on finding what I call an "Investor Friendly" brokerage with a more reasonable cut or a flat fee per deal. 

I am open to all suggestions
