I can assist with this.. I work on a team of 4 including myself that does over $1 billion a year in commercial financing. 75% is definitely the ballpark of where we would be, potentially even 80% with the right principal/structure behind and to the deal. With where the market is now and again depending on the deal, something 75-125 units may be able to be done through an agency lender where rates in the 2.50% -3.00% range are achievable at this time as well. DTI for most lenders I deal with on a day to day basis are normally around a max DTI ratio of 54-57% per bank policy. Definitely check out some credit unions, they may have more lenient policies.

depends... what do you think the property is worth? what is the mortgage on it?

in a perfect world, could get you 75-80% LTV but still possible depending on numerous factors including loan size...
