I've done my fair share of research (of course, the researching never ends) but I want to put my foot out the door and get started. I've met with a mentor and he's advised me to actually get out and start trying to find myself a contract. 

What would be the best route to find myself one? I want to learn how to make a direct mailers list, or drive for dollars, or any type of strategy to get sellers interested in working with me. 

Can I drive around, find a potential home, write the address down and mail them a letter? What should be put on the letter?

I also want to make sure I am speaking the language they need to hear and give them what they want to hear and get their questions answered correctly.

Congratulations on the phone call! I am curious, how did you find a list of potential sellers?

Quick question.

So i see many, from a newbie stand point, potential homes that could be profitable that are under $100k. But, most of these homes have been on zillow for quite some time. Why is it these properties have not been jumped on being up for 20 days - 200 days???

Edit: Where are the best places to look for homes to put under contract? Online and offline

 Oh yeah, I have read that as well. How would I go about finding these contacts? Just sending to random mailboxes? And would I use my home address as the sender?

 Thanks for the input. Now that I'm ready to starting looking for properties, which properties are best to dive into? Do these owners need to have full ownership of the property? Can they still have a mortgage? Do I need to look out for any type of lien or back taxes on the house? How do i approach them? I have hundreds of questions I apologize in advance!

Okaaaay. So i've attended my local REIA (Met great people there), read everything I have been advised to read here on BP and else where (although, I know there is more than likely more things to read), and had lunch with a real estate broker who wants me to get started looking for homes to potentially get under contract.

I want to start finding deals. He informed me to stay away from Owner Occupied homes. Is going out, driving around looking for properties, networking with people to find out who's interested in selling their home, cold calling people, etc. a good way to find a deal? I want potential sellers to be comfortable and trust my work although I am new.

I'd also like to know what type of rapport I should have with people. I want to be able to answer questions thoroughly. I have many, many questions that come along with all of this. But everyone on BP has been great help so far. Thanks!!

Attend your local REIA. I'm just as new as you are. I attended one of these monthly meetings and met face to face with many friendly people that are willing to give you advice and help. You might even find somebody who will take you under their arm. Mentors and networking is key!! Good luck!!
