I am trying to find an appraisal report for an upcoming rehab project I will have in the Cape Coral area. I'd like to take a look at one in order to get a better idea of the exact components appraisers may be valuing in this specific market. Does anyone have an existing appraisal report they would be willing to share for a project in Cape Coral or the surrounding area?

I've been diving into the Fort Myers/Cape Coral markets recently as I'll be moving there soon and am looking to buy a Res. Multi-Family to house hack. I've found a ton of new building and construction for comm. multi-family in both areas based on the city planning maps and wanted to see what people's thoughts were on how this would affect residential property in the area? 

Seems like a great indicator of growth but am not sure how it connects to the macro picture. Any thoughts on what may happen the next few years with all of this new supply in the pipeline? Do you think there is enough growing demand to keep prices rising? Any thoughts are appreciated!

Can anyone tell me why the BP Rental calculator shows the cashflow from the first 12 months under the year 0 column, when the loan balance, equity, and property price all show values from the start of those 12 months? Thank you!

Hi BP Members,

When using the BP rental property calculator for a turnkey, the annualized return grows to year 5 and decreases after that. Can someone explain why this happens? I understand that if you were to force equity through renovations the annualized return goes down because a majority of your profit is from the forced value/number of years held. Why does the bell curve happen with a rent ready property? Thank you!

Hi BP Community,

I'm looking for a way to purchase residential real estate with a partner's capital. I will do the work and my partner will provide the funds. Profit/Equity split 50-50. I'm looking for a way to do this that protects both mine and the partner's assets. 

The Problem

1. I can't take out the mortgage under my name then transfer title to an LLC because it will cause co-mingling of funds and render the LLC protection obsolete. This pierces the corporate veil.

2. We can't just form the LLC and go get a residential loan because conventional residential loans have to be given to a person and not a legal entity.

3. I dislike the idea of getting a commercial loan on a residential property because if the residential real estate market crashes near the time our balloon payment is due, we could default if residential prices drop. 

Does anyone have a suggestions as to how we can purchase residential properties while avoiding the 3 problems listed above? Thank you!
