Hey everyone,

I was wondering if anyone could give me advice on how to find more off market properties in the NYC area. Any tips or suggestions would be greatly appreciated. I am not a licensed agent so to me it makes it a little harder to try and come across these certain types of property. All help is greatly appreciated on how I can try and get to find more deals to come across.

Richard Rheker wow man thank you for this great insight I will continue reassign and learning your help is always greatly appreciated.

Look into Wells Fargo now offering 3% down payment for first time buyers. It may be suitable and doing some research into it can't hurt. I just read some things on their offerings this week

It comes from the centers that I work with. I stand to correct myself. A house which costs 300k for me to purchase stands to bring me in rental income of $10,000 per month.

I believe you're correct. I have a way down here in South Florida that I am currently buying a 300k home which will be paid in full within 3 years max. Therefore owning the property outright as well as having a generated rental income of $15,000 per month. What would be the correct terminology.

Good morning my name is LeShon and I wanted to introduce myself to you. I currently live in South Florida, but I am from NY originally. I have been researching "normal" cap rates and seen that my business plan is exponential compared to the conventional cap rates. I am in the Drug Rehab/ Treatment business and will be starting my first Real Estate venture with a whopping cap rate of 50-60% on a hard money loan for only 3 years. I know you're probably thinking this can't be real, wrong! It is real and I would love to partner with any like minded people ready to make the love on returns like this. This is just one of the many ventures I will be getting in now knowing that the rate of return is so high. I would love to talk. Give me a shout back when you have the chance. Any insight of information on it as well I will be glad to discuss and also if anyone would like to get into this business let me know. There is a huge market down here in South Florida that i have multiple contracts and affiliations with. I have business plan outlines on what I am doing if interested please don't hesitate to contact me. As well as P/L, Balance Sheets.
