How does my end buyer get financing for the deal if I did transactional funding? A title search will show that I don't own the property yet. I'd love to use transactional funding as it is a heck of a lot cheaper than a HML.

I would love a cash buyer! I think the best way for me to do this is hard money in and flip it with my fee in the purchase price.

How does the buyer get long term financing? They aren't on the REPC and the long term lender will do a title search and see I don't own it yet.

I'm in Utah and trying to wholesale a 4plex to a retail buyer who needs to buy the property with a loan. I have it under contract with me as the trustee. Where I'm running into trouble is the bank (this is a short sale) won't let me assign the contract. This creates an issue for the end buyer as they aren't on the REPC and can't get approved for financing.

How do you do this deal?

I own larger complexes in Utah and have family in Oregon and clients specifically in PDX. We've been looking at things in the area but haven't found suitable properties -- cap rates have fallen a full percentage in the Portland area over the last year so it's hard to make a buck. If you want, I'd be happy to hop on the phone with you or if you want to wait a couple weeks, I can get together in PDX. I've sent a colleague request so we can exchange info.

This is just a math problem... Figure out what your alternatives are and what it will cost. Do the comparison between these alternatives and your current situation.

We do it but then we rent to students. This year has been a nightmare. We have a couple gamers that chew through a majority of the bandwidth we provide. I'm seriously considering dropping it next year as I have gotten so many complaints and end up being tech support for a variety of devices from computers of various ages to Xboxes and iPads. Give 'em the number for your local provider and move on.

Oh, and I would plan on attending the BP conference in March. It's a he'll of a deal and Joshua Dorkin has put together a hell of a lineup for a couple hundred bucks and promised to keep the high pressure sales tactics out.
