You can,  but you'll miss out on the extreme upside. But that's your call. I went into two syndications, wouldn't do it again.

You can go the note route, it's super hard finding a legitimate one. You can go physical, but you'll be needing and willing to defer to PMs, etc., and prioritize better areas which will be a negative cash flow today unless you go all cash.

True passivity is hard. But good luck. My best bet would be to go 75%% notes, 25% all cash physical RE in primo spots depending on capital.

Interesting @V.G Jason was it that your money was tied up for too long or that you never quite saw the returns that were promised?

Both are returning money, one higher than the other. One way above expectations, one way below. But the reason I say that is that the actual physical(non passive) is really where you see extreme upside. The regret comes because I was committed to fully passive investments, then pivoted a year later. That capital would be really useful as I grow.

@V.G Jason makes sense, thanks for sharing.

All,

i was wondering if anyone could share with me any success stories they have had as truly passive investors? I am in a market where the barrier to entry is just too high so considering diversifying into a few syndicates.

Thanks all

 There are a lot of syndications that have gone well, but first thing to remember is past performance does not equate to future success. My recommendation is to get some referrals but do your own research and due diligence, as I have on many occassions been referred to funds which when doing my own research did not fit my criteria.

Hi @Jim Pfeifer & @Chris seveney, Thanks so much. Wasn't looking for anyone to share personal information but was just wondering if there was a path to financial freedom by being 100% passive. Thanks for your time.

@Yengkong Sayaovong

What sort of system do you have?

If it is controlled by a T-Stat, I recommend installing a Nest or Honeywell programmable thermostat. You can track all history, lock it at at certain temp and operate in economy mode when the unit is not occupied.
