After months of reading, researching, and snooping around BP - I'm glad to say I start my classes toward my RE license this week and will be making my first offer on a FSBO property tomorrow, as well. Wish me luck; thank you for all the support and great information that this site has provided.

Good morning, I am new to real estate investing, and I am looking for a personal mentor/coach to help me through my first wholesale deal; I'd like to make sure I am doing everything correctly to be successful in my first close. I live in Northern California and looking to wholesale anywhere from Sacramento to the Bay Area. I usually browse BP to retrieve answers to my questions, but I am sure every state has different laws. If anyone has experience in wholesaling in this area, I would love your help. Thank you.

Hello, I've been searching for answers all morning, and been receiving different answers. From my understanding: Assigning contracts - I can only sell a property to a buyer for the same price I bought it; my profit is in the assignment fee. It is illegal to sell the property to a buyer for more than I purchased it for. Double closing: I am using some sort of short term funding to purchase a property from a seller. I then sell it to a buyer, consequently. Is it legal to buy a house for $50k and sell it for $65k in a double close? If anyone could correct any misunderstandings, thank you.

Good morning and happy Memorial Day, I am new to wholesaling and real estate; I'd like to thank you for any advice in advanced. Last night, I browsed Zillow and the MLS for foreclosures in Sacramento, I calculated my maximum offer for these homes. I'd like to flip the contract. Would my next immediate steps be: 1. Call to schedule a viewing 2. Negotiate their asking price 3. Seek a loan to fund this purchase 4. Call my buyers
