I am attempting to build a new house in san francisco, Ca .  I am researching what it will cost and looking for the right contractors for the job and trying to get estimates on the job.   I will be my first home build from scratch so we will see where it goes. I am spending a lot of time reaching out to different contacts and looking as possible land that would be good.

If you have cash its not hard to analyze a property and get the loan. when you don't have cash then that is where you have to do complicated things to pay for a property that will be profitable

In areas where the mortage does not give good cash flow. How many units should one have cash flowing and at what amount of positive cash flow should be a good number.

I have found in the washington d.c. area. Many investors do not talk about more than 400 positive cash flow. I feel that this is not a good enough buffer against issues that could eat up positive cash flow.

A lot of HM lenders are requiring a certain credit score. Is there a way around that ?

these are short sales experts and they sell there programs for about $1000 and up. Has anybody had any experience with these programs.

They can be bought second hand for about $450. How good are they and do they what what a person needs to succeed in short sales ????

I mean documentation and the process A-Z. Can this information really be used in any situation.

I am in northern virginia, I have been marketing short sales but am looking for more assistance in this matter. maybe these courses are the solution.
