There are a lot of places where short-term rental are frowned upon. Las Vegas and Hawaii are just a few examples. If you want short term rental in a beach spot than Panama city  FL is a great place.

What made you interested in investing in this type of deal?

I wanted a home of my own but did not want to spend 300,000 for a one bedroom condo in DC so I bought a 3 bedroom 3.5 bathroom in Fredericksburg and rented out the room.

How did you find this deal and how did you negotiate it?

It was a new construction

How did you finance this deal?

VA home loan

What was the outcome?

I now have an extra $800 a month to put away for the next home.

Have you thought about investing in another state. You could buy a home near Fort Bragg North Carolina in cash which would increase your cash flow right there. I don't think I can go into the math right now but your cash flow will be a lot more than $200 a month.
