A thing that a lot of people forget is while yes, the interest rate is high, but interest rates will not stay that way so if you get a good price in and then when the interest rate goes than you can refinance. I would say that if you can secure a loan and get a beachfront property than you are in a good position to make a lot of money because people are still going to the beach and when the interest rates go down you can make even more money. Hello

Tampa and the surrounding areas are great investments for real estate. Be sure to learn the regulations of each city. Clearwater has very strict rules on Airbnb. Tampa does not have very strict rules so people typically go with that city. To get more bang for your buck you could go further south to Riverview and Apollo Beach. You cannot go wrong with either option all have advantages and disadvantages. I personally like the idea of going to the beach and I love the feeling of Panama City. I think that personal preference is key because if you choose STR than you can use your vacation home yourself and have a vacation without spending money on hotels. Either way if you need someone to show you around Tampa or Orlando let me know. I also have a contact in Panama City that I can introduce you to.

As a realitor in Tampa I can tell you that long-term rentals are in high demand. I can also tell you that you would not do bad on short-term rentals here as well. But I think the best place in Florida for STR is the panhandle like Panama City Beach. Like the last guy said you will pay a high HOA but you will get a lot of money during the vacation months. The problems that I have had with out of state investments is that when things go wrong and you don't have a management company to help. I owned a property in Panama City Florida while I lived in Hawaii and the septic tank had to be pumped but the company that I used had to have someone there and they only took cash. So I had to really work magic in order to get the septic tank fixed. I think if there was a way to fix that problem with out having to give your property to a management compant than it would be more comfortable.

In my opinion it really depends on what you want to do. If you want to do short-term rentals you can go with South Tampa, However be mindful of HOAs. Long term rentals I would focus on south Tampa or even go further south to Riverview because places are cheaper and you can get a better home for your buck. Flips it's all about finding the millon dollar homes and than finding a older home next to them. I have seen people buy those tear them down and completely build new homes in there place. Hello Sandra

It really depends on what type of rental do you want. If you want a Short term rental or STR than you will need to go to places that bring in a lot of tourism like the panhandle. Be aware that with STR there are laws that go into effect and some places will limit your ability to rent out your home so take care. If you want long term rental they are definitely more stable and you have more range to work with because everyone will need a place to live in and you can start that almost anywhere. The good thing about you is that you have a lot of capital and you can invest in properties that will both bring in a lot of tourist on the STR front especially where I am in Tampa where people will pay a lot of money to stay.

I use to own a property in the Panama City area. You have to remember that the hot season is from March to August after that it can get slow. The June and July months are were you will have the most profit. But come fall and winter months you will experience a real slow down so all the money you make on the hot season will be used to carryover to the winter months. Just something to keep in mind.
