A little bit, markets have been super hot, so what was an easy game handful of years ago has about dried up. The letter game is about arbitrage in timing market perception for a region. If people in a region thinks their house is worth a million, they want a million, even if it's worth only 100k.. However if they think it's worth less than market, then they wants to do deals. It is that simple. So knowing the market, mood, etc, is a big part of the letter game, or all advertising in that matter frankly.

Near downtown you say.. That's Bragg Hill normally.. There is a few others tucked in other corners, like Olde Forge, but they are all about the same more or less. The place has improved a little, because Dough, Thomas, and myself have controlling interest in that those communities... don't expect anything amazing, turnover is very high, and bank foreclosures are common at those price point, so much so, we don't even buy them for that price. Bragg has been a long time promise turnaround ghetto, that never turned around in the 40 years I have been on this earth.. If you do buy it, and get sick of LL'ing, you got my contact.

PS. Don't let the Google commute times trick you, anything inside the DC beltway is 3 hours in the morning, and evening when rush hour kicks in, at minimum. You will live at work just to avoid it. I worked in Alexandria, and Dupont, did Amtrak, VRE, and car commuting.. It sucked. Stay in the beltway, or work somewhere else. I live in AZ now.

Log legal advice...I thought a cooling period of 6-12 months would work, according to some attorneys, but after more leg work, I conclude there is none. They have what I would call “the parent clause”, they can just decide your intent and you are doa. Sorry.

@Kevin L., that’s more complicated. You are going to want pictures, lots of them. Then written certified notice with clear dates to resolve it by, and more pictures after to prove they did not resolve.

I would focus on changing your operating model since your doing shared space. Move your lease to 30 day month to month, this way you don’t have to argue over these things, and just give them a 30 day notice that the lease is not being renewed. If they fail to move out, you then evict on those grounds vs whatever they are doing that you don’t like.

Anyone have experience with setting up an offshore trust, and want to give me some pros and cons when doing that with real estate. Also could you recommend a legal team, or is there an attorney on this forums with a team that has that experience?

I own the full alphabet of rentals. I’ve seen new construction properties in AAA+ areas get trashed at mind boggling levels. You can’t screen it out, you can only build operating modes to streamline the cost of turnover. Now of days I’ll take 100 units of what your described vs an A+ property.. There’s good money in them there units you mentioned, just got to scrub the dirt off.
