Great idea John, had not thought of that route yet. She is demanding her 10%, I don’t think she is entitled.

No, no agreement with them. They were told they would be used anymore after that date.

Just bought a small (28 unit) apartment complex. The previous owner was using a management company as they were out of state. The closing happened 4/26 at which time I distributed flyers to all tenants telling them of the change and where and how to pay. Several of the tenants paid or had already paid the management company for May. When I went to collect the check from the company, the lady said she was going to take her 10% fee out, I didn’t take the check. I said you shouldn’t have taken the money, you had no right, she knew a change in ownership was happening. Also, she has not performed any managerial work and it’s only the 15th. My question is, do I actually owe her anything, should I take her to court? Has this happened to anyone else? What did/ would you do? Thanks!

North Knox is a good place to invest. There are some areas I would steer clear of but fewer than some other parts of Knoxville. Feel free to DM me and I can help you out any way I can.

Tim, Christopher is right, Mountain Commerce Bank is very investor friendly; I have a deal going with them right now. They should be willing to work in Morristown. You're a little far out but were having a BP meet up at Shultz Brau in Knoxville, 6/24 at 7pm. It will be a great opportunity to ask around for more, local lenders. Hope to see you there.

Chris B. Ha don’t worry about the misread, happens to me all the time. Clearly Wayne Brooks has the same issue because his post is a complete non sequitur; no one asked about renovations, only spec home construction and clearly stated in the first post of this thread; I would only hire licensed subs and pull permits. How would a death trap be constructed with regular inspections and licensed subs? 

Now that I’ve taken care of that snarky remark from Wayne that completely missed the point.  Thank you Christopher for the legitimate info, that really helps out a lot!
