Congratulations on the success of your meetup. We just had our first BP meetup here in Knoxville Nov. 30th and have scheduled the next one for Dec. 27th. I will try to make one of your meetings sometime soon and of course anyone in Nashville wanting to break into the Knoxville market is welcome to come to our meetup!

Well it took 2 extra months but I finally closed on the duplex. IRS liens will make a purchase much more complicated but if the property is worth it, I say go for it. It was definitely a learning experience. Thank you too all of you for your input.

I would have to see the property tax rates and insurance costs. You might have it better up there with state income taxes shifting the burden, but in the south we get killed on property taxes. They could very well wipe out a deal with those numbers. It would be close, however, and things like self management and self maintenance can make or break a deal like that.

I don’t know the California housing market at all really but if you’re moving to Nashville soon, even in the next couple years, I wouldn’t bother with that Cali purchase. You’ll find so much better deals in Nashville. I’m in Knoxville but watch the Nashville market very closely, it’s my wife and my’s favorite city and we travel there often. What happens when you move somewhere and then you have to hire prop management or your numbers are slightly off? You’re going to be supporting that Cali deal financially, and therefore emotionally as well. Not to mention the California housing market in general is slowing right now and we’re in a housing bubble.

A couple years ago, when my wife and I got our first apartment, our apt complex had us buy an insurance policy from epremium. This cost us significantly less than an actual security deposit and in this competitive market this may be a good tenant incentive. I was curious to see if anyone has any experience in using them or another deposit insurance provider. I'd like to know your opinion on the pros and cons. Also, has anyone had to actually make a claim with one of these providers? Was it difficult? Did they pay out readily, did it take months? How was your experience? Thank you
