@Daniel Ulie My favorite strategy in Seattle is the house hack. I was priced out of multi family where I wanted to live so I ended up purchasing a single family. I rent room by room and make more than I would if I rented it out as a typical rental. Renting by room is probably the most affordable option in our market when it comes to renting. My rooms are always occupied. This is a not everyone's choice of lifestyle, but it's a great way to cash flow in our market for the newer investor.

From a person that's been in the roofing industry a LONG time now ... (J's Roofing, Richardson, TX area) ... Most roofing co's do not want to give a "quote."  Why?  Because they make a LOT more $ doing it by the insurance #'s.  I.e  We write Estimates all the time, not a problem for us and that is our normal procedure.  BUT, if someone tells us ... "can you just get with the ins co and handle it all?  I don't have the time to handle this right now (or similar reasoning)."  SURE we can!  Why?  Because we'll easily make $2-5K MORE on the job than the typical Estimate quote.  Sure we'll be doing more leg work with it, more I's to dot, T's to cross, etc but, for that extra $, it's a no brainer! lolol

You want honesty and transparency, there ya go! LMAO   So bottom line is, depending how you have the insurance coverage set up on the property (this matter a LOT), and knowing that the ins co's only pay to replace a roof for valid Hail or Wind damage (not longevity or leaks), and more factors to consider ... see if your going to pay out of pocket or file a claim.  AND, if all others in the area are getting new roofs because of a past storm... even if you don't file a claim, your rate WILL be going up as well.  Other than reviewing the specific policy, They also look at the area in question... if most have claims, all policies in that area ARE going to go up.

I recommend house hacking! Depending on what you end up purchasing it could offset your entire mortgage. The house hack I currently live in pays my entire mortgage plus some. I have a single family where I rent room by room. There are loads of insightful info about house hacking in these forums! Also check out The House Hacking Strategy in the BP bookstore!
