@Derek Andrews Definitely do it yourself if you can. Every one of my tenants I found has been through postings on Craigslist + Facebook Marketplace. Usually, I get many to choose from. Just make sure they can prove they make money some money! TurboTenant.com is a great site to checkout

Sometimes it can be good to work out a deal with a local RE agent - I know agents with "clients" who will help out in exchange for leads, etc. There are many free or low-cost apps to manage the tenant once they are located.

Check out RE Investor meetup groups in your area and network with like-minded people. Like Aaron said, set some realistic goals for yourself and tap into the loads of resources here on BiggerPockets. Also - save save save! Create a google spreadsheet and track your spending to figure out what expenses you can cut - it is amazing how much you can save when you are actively looking at your expenditures.

Hemlane and Tenant Cloud are supposed to be good for smaller landlords and offer the features you are looking for.  I have heard great things about Cozy

Single-family residence buy & hold investment.

Purchase price: $166,643

Las Vegas townhome - previous owners rented back from us for a year.

What made you interested in investing in this type of deal?

MLS - my wife is an RE agent and we actively look for great deals

Negotiated a great price

Lessons learned? Challenges?

Previous owners were heavy in house smokers - we took a $2000 deposit for removing the smell but it ended up costing a lot more than that. We should have gotten estimates for recarpeting and painting for smoke removal - did not anticipate the high price

My wife and I are looking for a CPA who specializes in real estate - any suggestions? We are hoping to find our first property to rehab by the end of August and recommendations would be helpful.
