Stay far away from any title loan place.  

Most any bank will make a loan against a vehicle. I've done this many times, currently I have a $10,000 loan on a beater truck I paid $3500 for, at 2.19 percent for 60 mo. Kinda hard to beat isn't it?  

Call around and find the best deal, sometimes your bank will match it. Keeps things simple.

But, I add my vote to adding the hookups.  I would not include the actual washers and dryers, so you aren't responsible to maintain them.  But people will pay more in rent than the laundromat would cost them, for the convenience of being able to do laundry at home.

I'd include in your 6 month inspections, that you check for leaks from their washers/dryers, and maybe include a requirement for renter's insurance that will cover damage caused by their washers/dryers.

But, you can normally command a higher rent for the convenience.

My tenants already run up my water bills.  In my duplexes I provide a coin op washer and free dryers. Actually two dryers so both tenants have their own on their own electric bill. The new washer pays for itself and the used dryers I provide. My payback is I don't half to hound the tenants for doing laundry constantly.  Although I still have one tenant who does entirely to much laundry. At least I get 1.50 a load.     

I never put the address, never a sign out front either. I do include plenty of pictures in my online ads (craigslist) but carful not to give away exact address. Show some street pics and the general location, say 1600 block of so and so.

I have found yard signs bring to many questionable people.

I drive a 03' Ranger @ 175k or a 05' GMC Sierra @ 300k miles. My tenants generally have nicer cars than myself. I personally wouldn't show up in something too flashy.

I have been stockpiling quarters from my coin operated laundry. I'm trying to decide what to do with them. My initial intention was to just keep saving them, now I'm considering buying silver or gold bullion. I'm not convinced this is right for me (to speculative).  Thought about buying coins too.

Anybody doing anything interesting with their quarters? any suggestions ?

sorry I was unable to attend this. Hopefully could make the next one.

IDEA!     Smallish group meet at various members project buildings.  We could really share some ideas and experiences.   BYOB to a really crummy WARZONE property sounds awesome.  

I think I have a decent handle on duplexes, would like to see some others' single family properties or larger buildings

I recently did a "home equity loan" with Key Bank. 6 month "seasoning" $125 closing cost, I think the rate is 4.25, 30 yr. fixed. must be owner occ. though (1 yr. they say).. I pulled 80% of appraised.
