@Tom Keith That's interesting because I'm the asset manager at JPmorgan chase which manages Auction.com. Usually the buyer is not CC'd on any emails if it comes to the seller (Chase). Auction.com is a really great company and grew rapidly from where they first started. It was onced called REDC. In many cases all property has a reserve and if the reserve is not met, We will still consider the offer. It all depends on days on market, aged inventory, and how many webhits but still no offers, and other factors. The key is to keep submitting the offer and be aggressive.

You might want to check with an Attorney to verify if you can dispose the personal property. I have some experience with Personal Property Evictions. Usually after an eviction notice is served, if property left after 30 days then the Landlord will have the right to dispose. But check with an Attorney for the okay. Maybe if it's good property you can use it for staging in another investment property.

Sean,

After doing tons of research I have decided to purchase my first investment property with in 3 months. I currently work as an REO Asset manager for one of the largest banks, however, due to layoffs my assignment is ending on 09/17. I have about $17k cash ready to contribute but will probably use only $8-10k depending. So I guess my question is: how will this impact me with financing and will hard money lenders require a buisness plan.

Hi Geode, and thanks for the welcome. Let's definitely connect. I love REO for it's fast pace and easy negotiating. The investor that purchase from our bank utilize Auction.com which is one of the largest Auction company. Believe it or not, we are liquidating our assets as occupied, which is a win/win for the bank and the investor.

Hello everyone. My name is Rashad. I'm glad I came across this site while researching Real Estate Investment. A little background about me. 33 yrs old, worked as REO Asset Manager for 8 years and now ready to venture into Real Estate Investing with my 1st purchase w/in 3 months. I have experience selling to investors by using our Auction vendors, Auction.com, Hudson & Marshall, & ASI. Now i'm ready to be on the other side. :)
