Hello everyone.  I'm still screening agents that are investor friendly and would like to know if anyone can refer some to me.

A few facts:

I have a few potential deals. This will be my first flip and I do have proof of funds up to $100k plus repairs.

This is for rehabbing only.

Thanks,

Rashad

I am flipping, I can probably come up with good estimates for paint, flooring, and cosmetics but I think i will have a problem with structural, roofing, landscaping, etc...

Hello everyone,

I'm new to real estate investing and this is my first investment. I have proof of funds from a lender, and my agent and I are hunting for potential investment properties.

So my question is: When do you order a bid for estimating repairs, before submitting an offer or after?  Also is there a good way to estimate repairs, such as painting, carpet structural, or maybe a software or program that will do this?  Thanks

Hello everyone,

So i'm now ready to begin my journey with Real Estate investing. I would like any recommendations for a buyer's agent specializing in investor properties (residential).  If you have used one in the past that would be great.

Thanks

Good afternoon everyone. I hope I posted this question in the correct forum. So here's my question:

Does anyone have referrals for Hard Money Lenders in the DFW area that they have used before or found success?

I am relatively new to investing and I am organizing my list of contacts. I have multiple exit strategies for flipping properties and at least $8-15k to use for repairs. While this is my first flip I'm hoping the term is longer than 3 months.
In the mean time, i'm also seeking referrals for Private Lenders but no such luck as of yet.

Thank you.

I am also being laid off with my last day on 09/17/14... I'm going back in forth in my mind of the next approach. During the downtime at work i've been working on my business plan to proceed with real estate investing. I told myself that i refuse to work for someone else's goals, dreams, and make them money.

Since i sell mostly to investors I really want to pursue this full time and make this a career. The only battle i'm facing is fear. Fear of failing and not succeeding. But I use a quote to motivate me, "I would rather try and fail, than to not try not knowing if I could of succeeded"

I feel if i secure myself with another office/coportate drop i will slack off and be content of where i'm at.

My advise, is to have a plan.. If you have at 3-6 months of finances saved up then go for it. But with wholeselling, you can puruse this part time as well as securing a job.

Hello everyone. So I am nearly finished with my business plan with a strong focus on my exit strategies for Rehab. I'm ready to look for properties but i'm trying to figure out which approach to follow:

Do I need to first find a real estate agent and then look for properties or if i have a few properties in mind do I proceed with the properties and present my exit strategy to a private/or hard money lender?

This is my first rehab project.

Thanks.
