Thanks for the input guys.  @Yonah Weiss I did check out Brandon and for he charges on a monthly basis, so it would come out to almost $2,000 per year.  With small activity that i have going on now It is just too much for me right now.

@MJ Erb I am used to seeing someone in person and would probably prefer that.  I will continue to network locally and see if anyone can be recommended.

Thank you guys for your comments.  @Brian G. I will definitely give Pen Fed a call and see what they can offer and I'll explore some NJ banks also.

@Andrew Postell you are correct and i shouldn't have said the amount as that is not the indication whether there is room to borrow. I would say It represents about 35-40% of total LTV.

I have a property that has about 150k in equity.  I just moved down to Wake Forest, NC and the property that i own is in NJ.  

Do i need to approach a bank or lending institution here in NC or does it have to be back in NJ.  Or does it even matter?

If so does anyone have a recommendation for a local lender that offers good ltv and rates on helocs in the Wake Forest/Raleigh area?

Hello everyone. 

I came across a property that is being sold by the Secretary of Veteran Affairs.  In the listing it says that they will not pay for any sellers closing costs.

Which costs should i consider and how much could that possibly be?

The property is listed for 190k

I looked at a property yesterday and since the seller is a Secretary of Veterans Affairs they stipulate that they dont pay for any sellers closing costs e.g., title policy, escrow fees, survey and transfer fees.   Do you guys have an idea how much this could add up to?  Am I looking at more than 8k?

The asking price is 190k.
