Hello everyone,

I’m currently under negotiation for the purchase of a 32-unit multifamily property and am seeking a reputable real estate attorney or escrow officer experienced in handling commercial multifamily transactions—ideally someone who’s familiar with investor acquisitions, including creative capital stacks (private capital + hard money).

What I Need:

Help with Purchase and Sale Agreement (PSA) drafting and review

Guidance on escrow account setup and management

Clear advice on contract structuring and compliance for California real estate law

Comfort with time-sensitive, investor-funded deals (we are moving quickly)

I’m building out my real estate investment portfolio and would love to create ongoing relationships with professionals who understand investor challenges and are committed to efficient and secure closings.

I’m still new to the game, but I have a solid plan in place to move toward ownership & establish myself as a real estate investor. Posts like this are part of my journey to learn, network & connect with experienced professionals like yourself who have valuable insights to share.

@Jaycee Greene - Thank you for following up! My primary focus is on properties in Miami and the surrounding areas, including Homestead, as I’m familiar with the market here. However, I’m open to exploring opportunities in other cities or markets if the numbers make sense and align with my investment goals.

@Jaycee Greene - Thank you for reaching out and for your question! I’m currently targeting properties in the $200K–$500K range, depending on the location and potential cash flow. While I’m open to both turn-key and fixer-upper properties, my preference leans slightly toward value-add opportunities where I can improve the property and increase equity or cash flow.

That said, I’m also happy to consider turn-key options that provide immediate cash flow if they fit within my investment strategy. Flexibility is key for me as I navigate opportunities and continue learning.
