It is a competitive time in real estate.  Hard to find the best houses and the best people to work with.  If the agent you find does not own their own investment real estate, I would think long and hard about using them.  If you know what you want and have experience doing it, then any agent can write an offer.  

The other challenge is that many people do not realize, "no one works for free".  The lowest cost provider is not going to be the best provider.

It is the vanilla vs chocolate. Some will say SFH an others Multi. There is no easy answer. It is all about the numbers. I have owned both and prefer SFH. Generally speaking people who rent SFH stay longer and are more stable. However, it is harder to scale SFH, buying 4 at a time is no easy task. On the other hand, buying a quad gets four doors at once.

I have looked at OZ's  number of times in last 2 years.  I never pulled the trigger.  I may go back to it for a build to rent project.  As an individual it is not hard to do.  Partnership requires more legal.  If you take other people's money it gets really complicated and requires a company that specializes in OZ funds.

Pay the tax and focus on your next deal.  Your cold not save enough on 8k to be worth the time or trouble.

The credit card I am looking for is one that I can use to pay mortgages.  There are all sort of complicated ways to do it with third party providers, but any perks from the credit card is eaten up.

History is written by the winners.  Arm chair quarterbacks are everywhere.  There are so few people who will own up to owing the losers.

I was at seminar about 5 years ago and sat in on cyber currency session.  Pay Pal was the hot topic.  At the end the presenter talked about 5 cyber currencies and said everyone should put $100 in each.

My big loser....

In 1997 I bought stock in a company call XYBERNAUT, they made wearable computers, Google Glasses 20+ years earlier.  I was convinced they were going to change the world and I was there early.  Well not so much.  I lost money on and it went nowhere.  I still believe there is a time coming there will be a wearable computer and it will not be a phone or a watch.  

There will always be winners and losers, is this the Tulip mania of the 2020's or it really is different this time.

 Ripple is under investigation with the SEC.  Should be interesting to see how this plays out.

The search bar needs to be updated.  I type in "New York" and it offers the "forums" in place one.  Half way down is the post section and in place one is a 5 year old post.  

I search my name and the place one listing is a 3 year old post.

With such a vast amount of information and members, the search should be robust.  I get better BP results just Googling.

You do NOT have a gender based problem.  It is a real-estate problem.  It is a tough business regardless of who you are.  There are a lot jerks out there, but so what?  You can do this!  As long as you know they are going to be shady, you can manage it.

  The hardest part is getting started and you have already done that.  

If you can stomach the higher cost use the larger more reputable contractors in the area.
