Demos Loizides
Do you have a copy of the Offer Agreement that you use with your realtor?

@Jon Klaus Do you print it on standard printer paper or do you print on the yellow legal paper?

I have heard of some people printing on the legal pad paper, but that seems thin enough to jam up the feeder on my printer.

I have some novelty $100 bills around here that look pretty real. I am wondering if they might work in the same fashion. This might warrant a bit of test marketing. Hmmm.

Stephon I like your enthusiasm, and I have to agree that the dollar store is a great place to buy direct mail supplies.

I do have some questions. Who are you targeting with your direct mail, and how did you compile the lists? Also, how are you finding your Cash Buyers?

I figured it was not much of a deal. The MH is currently located on deputy grounds on county property. This limits the clientele which is why the next resident would, more than likely, have to move it.

Anyway, this is why I like coming on here and getting the answers firsthand. I always appreciate the input of the BP community. Thank you one and all.

I am relatively new to wholesaling, and my focus has primarily been on single family homes.

An opportunity has come up with a very motivated seller who would be willing to sell their 10 year old, 3 bed 2 bath MH for what is owed on it($32K). Of course there is always more to the situation.

It has to be relocated from it's current property location. How would you go about trying to wholesale a MH in this particular situation? Is wholesaling even the viable route to go in this instance? Would another investing strategy be a wiser choice for this scenario?

One and a half story house on huge lot. One bath, clawfoot tub, gas range, old everything.

I'm pretty sure it isn't haunted, but it's kind of scary. Creaky floors, steep narrow stairs, and a little moaning when it's windy.

Washer and dryer included. It definitely needs remodeling, but everything still works and of course we repair or replace anything that might break.

One year lease, $400 security deposit, $30 application fee, Dog deposit $200, cat $150, no smoking, sketchy fireplace.

The 550 sq. ft. basement is truly frightening, but great for storage. It has an extra "hobby" room for "experiments" "

That is what I call catering to your clientele. That best part was when you mentioned the extra "hobby" room for "experiments". Priceless lol.

I would say lucky number 13 on your list...creating relationships with other investors and realtors has been a challenge. But also, the fear of not knowing what I don't know always creeps into my mind (that statement made sense before I typed it and read it aloud).

Even if you get discouraged because it is not happening as soon as you would like, there is always someone in this forum that encourages you to keep going.

It is great to see some fellow FL investors in here, newbies and seasoned veterans alike. I am based out of Tampa but looking to network with investors throughout Florida.
