Post: Potential Seller finance deal

In my neighborhood a multifamily property is going to be going for sale. But before it hits the market I'd like to contact the seller and propose seller financing. I've never done this but have heard of it before. I'm wondering if any one has done this? And if you have what has helped sway the seller to go this route? What kinds of questions did you ask to find out their motivation? Any help/advice would be more than appreciated!!

I just received a letter stating my tenant is moving out in 30 days. And I haven’t been through this part of landlord if yet. I’d like to do showings during the month to not miss a months rent when my tenant does move. Has anyone done this or had issues with requesting this?

Thank you everyone for giving your experience and knowledge. Now I have a route to go and will just look into laws in Massachusetts, but I believe it is a 30 day notice. The lease ends in July so this is plenty of time to give notice. Thank you again!

Hi everyone, I have a multi family house that I rent out and live in. I signed a lease back in July and during signing my tenant requested we go month to month at the end of the lease and I decided in the moment that it's alright. We initialed next to that option on the lease. But coming up on the anniversary of signing, I'm not wanting to do month to month anymore due to uncertainty and want to stay the one year lease. Has anyone ever dealt with this and how did you handle talking with your tenant to get back to a regular lease? Any help would be greatly appreciated!

@Mike Buckley greatly appreciate that response! That's my exact goal is to house hack even a tri or four plex. I just know that these areas are well known for not being a great areas and I just don't want huge headaches with tenants my first go round. I know being a landlord is not easy but with the extra risk of having headache tenants just makes me more nervous to jump into these areas. I'm definitely not afraid to put in some sweat equity by any means. I know the Ole saying, you make your money when you buy👍 But I'd love to talk more and connect if you ever have the time.

@Jonathan Bombaci I appreciate the detailed response! I was doing some research earlier and was seeing that you could use fha to buy and build on that land. Obviously google was wrong hahah But one thing I didn't know is that it needs to be zoned for multifamily. I totally agree it being more risky, I just haven't found anything in the area I need to be. It's either fall river or New Bedford and those areas I'm not looking to be in. But we've talked before about brrrr investing. I just decided on what I need for right now. That's my strategy for the future.

Hey everyone, so I live in Massachusetts and it's a very expensive market to get first started. I'm looking to house hack a duplex with garage but everyone i see is in a terrible area. I'm thinking about buying a piece of land and building exactly what I'm looking for. Just wondering if anyone has used this strategy, and if it's a good idea right now especially with materials out of control price wise. Any advice would be greatly appreciated!!

So that's what I've done, I've found the owner's name and everything but like I said it looks like no one lives at these places so I don't think it would be worth it to send a letter. How would you go about finding their number with the info from the assessor's site?

So i've been searching on here to figure out how to find the owner of what looks like a super run down property or even a potentially vacant property. But after that i've come to a stand still as I don't quite know how to reach out to them. Since that residence looks vacant it would make no sense sending out letter stating I would like to purchase the property. So i'm looking for some help if anyone else knows a way of maybe finding their phone number or another way of reaching out them.
