I'm not sure you'll get a lot of customers at that price point for List 1 but it actually sounds like a great list.
Set up an LLC. Get the current owner to deed the property to the LLC. Make an offer to the bank for the npn in the LLC. Now you own both the house and the mortgage. The reason why I'm saying get the deed first is basically Murphy's law. Owner doesn't care about the house now but tomorrow someone else will call him and offer him money for the deed and all of a sudden the greed glands start pumping. Secure the deed since you know the bank won't foreclose on the property.

I might be using the wrong terminology. It has nothing to do with SSI benefits. I'm referring to the Social Security Death Index which is a national list of people who passed away. I want to zero in on preforeclosures that are owned by people who are dead. Hope that clears it up.

Hello. Has anyone ever dealt with a service that data mines the SSI death index? For example, let's say I have a list of 1500 preforclosures. I'd like to cross reference them (name and address) against the SSI Death Index database to get to those particular leads. I checked with Melissa Data and they don't do this but it sounds simple enough that someone out there should be able to. Anyone ever try this?

Jake Thomas I agree with everything you said that's why I mentioned that particular service as they seem to be based in the US with American VAs. My issue is that I can't get to 50 cold calling leads in a week, let alone a day so while I'm aware that they won't be converting as many as me, something is better than nothing.

Hey all. Trying to get to even some of my leads is a nightmare plus I'd rather be doing anything else than cold calling. Anyone who use VAs have any luck with having them cold call? I know a lot of these guys are based in Southeast Asia... hows the language barrier and do they work the hours you need them to work (afternoons and dinner time in the US)? How do you set up their phone systems? I stumbled across a company called IVAS. They look pricey but might be what I need. If anyone has a review of them, don't be shy.

Jonathan C. You mentioned that you have calls going to voicemail and then to PatLive. I used Pat years ago and I always had the live receptionist answer with a script, then email me the conversation so I can follow up. What's the advantage of having them go to voicemail first? Reason I'm asking is I am planning to start a mass mailing campaign once again but I want a more efficient process than last time. You sound like you're far ahead of me on that front.
